PREPARING FOR AN APPRAISAL
Below are some helpful tips to prepare for the appraisal:
- Please ensure all exterior doors are unlocked and accessible (including screen porch and/or storm doors).
- Outbuildings such as garages, sheds, pool houses, cabanas, etc. need to be accessible.
- Make sure all areas of the home are accessible. Please be aware that lenders require interior photos of ALL rooms (this does not include closets)
- Please have pets contained during the appraisal site visit. I am a dog lover, but sometimes they are not as loving in return when I’m in their territory! 🙂
- For FHA and VA loans, please ensure that the attic and crawl space are easily accessible.
- For FHA and VA loans, please cover any exposed wiring in living areas and install faceplate covers if missing.
Documents:
- Please advise of any updates to the property in the past 15 years. (i.e.-additions, roof, HVAC, bathroom/kitchen updates, etc.) If available, please provide any permit documentation.
- Copy of original house plans if available.
- Information on any written private agreements, such as a shared driveway with a neighbor.
